The site comprises an arable field and is located to the south of Plumtree Road, Cotgrave. The site extends to 13.2 hectares, and is located adjacent to the existing Cotgrave settlement boundary. The village centre is located approximately 400m to the east of the site and provides a range of local services and facilities including a supermarket, petrol station, several public houses, library, café, food takeaways a pharmacy, and schools. Cotgrave Leisure Centre is located 1.1km to the east of the site and offers a range of recreational facilities including a pool, gym and football pitches. The site is within close proximity to two schools.
An outline application for up to 200 dwellings including the provision of 30% affordable housing exceeding the Rushcliffe Local Plan policy requirement of 10% has been submitted to Rushcliffe Borough Council for consideration. The development proposals for the site seek to provide a mix of house types and will also retain existing trees and hedgerows, whilst creating new open space areas. Importantly, the proposed development will redefine the rural edge to Cotgrave creating a new landscaped edge to the village.
